If you have a vision of designing and building a custom home which is uniquely your own, you have two ways of going about it:

Work with a home builder.

You can either choose to modify one of their existing home plans to suit your needs or request that they design you a custom home entirely from scratch.

Work with a custom home designer.

Once your custom home plans have been designed, you can put the plans out to tender and then hire a builder to build it.

Regardless of which option you choose, the end result will be the construction of your dream home. However, the problem with going with Option 1 is that you will be locked into using the builder who designed your plans. You won’t be able to shop around and get quotes from different builders, as the builder you have engaged technically owns your plans.

Additionally, if you want to make changes to your plans after construction has commenced, it can become very costly due to variation fees. Getting your floor plans to a point where you are completely happy with them is extremely important.

For you to be able to stay in control of your construction costs, you need to own the plans for your custom home.  So if you’d like to have greater flexibility and freedom throughout the building process, it can be well worth you while to approach a custom home designer instead.
